RENTAL PROPERTY INSPECTIONS
Property inspection software for clearer handovers.
StaySpect is a property condition and rental handover application in development for short-term rental hosts, small property managers, and their inspection teams.
Its purpose is to connect a property's condition before and after a stay with an organized evidence record and a fair review process. It is designed to protect the guest's ability to raise pre-existing issues as well as the host's ability to document new concerns.
Who is StaySpect for?
- Rental hosts: organize properties, rooms, bookings, and condition records.
- Property managers: use a repeatable inspection process across multiple stays and properties.
- Inspectors and cleaners: document each room with photos and video in the context of a stay.
- Guests: review the shared condition record and raise discrepancies through the intended guest web experience.
How does a rental inspection workflow work?
- Create the property, rooms, and stay.
- Capture and submit a pre-stay inspection.
- Invite the guest to review the starting condition and flag discrepancies.
- Document the property after checkout.
- Compare corresponding rooms and source evidence.
- Have a person confirm or reject possible findings.
- Review responses, finalize the inspection, and preserve the record.

What is available, and what is planned?
The MVP foundation includes accounts, properties, rooms, stays, inspection submission, private evidence uploads, and audit history. The broader product direction includes guest review, AI-assisted comparison, signed report exports, and more resilient capture workflows. Availability varies by release; public app-store availability and pricing have not been announced.
Is this an AI property inspection tool?
AI-assisted comparison is part of the product direction. Its role is to highlight possible visible changes for a person to review. AI does not automatically approve findings, accuse a guest, determine liability, or guarantee a claim outcome.
How is this different from saving photos?
A camera roll stores images. A structured inspection connects evidence to a property, room, stay, and review process. That context helps people locate the correct baseline and understand the sequence of events.
Does it replace a professional building inspection?
No. StaySpect focuses on documenting rental property condition and handovers. It does not replace a structural survey, safety certification, licensed inspection, or specialist assessment.
